Addressing the Need for Senior Housing

The need for senior housing in Boulder County continues to grow each year. Frasier has proposed a new independent living residence, The Vistas, as part of a future expansion designed to help meet that growing need. The project is currently in the planning and review process and has not yet received final city approval.

With a waitlist of more than 800 prospective residents, many from Boulder County, this proposed expansion reflects both the demand for senior housing and Frasier’s long-standing commitment to serving older adults in the community.

The Vistas is envisioned as a carefully integrated addition to the existing Frasier campus, extending onto a portion of the neighboring Mountain View United Methodist Church (MVUMC) property. As long-time neighbors with a shared history, Frasier and MVUMC are working together to explore a future that is thoughtful, responsible and mutually beneficial.

A Transparent, Community-Based Process

Frasier and MVUMC believe that good development starts with listening. Through meetings, notices and ongoing dialogue, neighbors, stakeholders and community members are invited to share their perspectives and to stay informed. This engagement helps ensure the proposed plans reflect both community priorities and responsible development practices.

Parking and Neighborhood Considerations

To reduce the impact on nearby streets, parking is proposed to be located underground for residents, team members and the MVUMC congregation. This approach is designed to preserve neighborhood access and minimize surface congestion.

Thoughtful Design and Features

The Vistas is currently proposed as a 96-residence independent living building, with the fourth (top) floor thoughtfully stepped back to create a more intentional architectural design. Residences are anticipated to average between 1,300 and 1,400 square feet.

The architectural approach focuses on blending with the Frasier campus and the surrounding Frasier Meadows neighborhood. Design elements are intended to soften the building’s scale and create visual openness.

Sustainability is a central consideration in the proposal. Plans include rooftop solar panels and a geothermal system for heating and cooling, helping to reduce the building’s overall environmental impact.
